The First AI Project for a Property Team Needs No Software

Three things a property team can start this month, beginning with the one that needs no technology at all.

The first of these needs no software. Do it anyway, because the other two depend on it. ## 1. Capture the enquiry history you are currently losing For thirty days, record every enquiry in one place. Source, what they asked about, how fast they replied, whether they returned, whether they converted. That is it. No model, no platform. At the end of the month you will have something most developers in this market do not have, which is an actual record of how demand behaves. If your sales conversations live on personal phones, this is also the point at which the business stops depending on those phones. ## 2. Score your enquiries once you have the history With three to six months captured, rank incoming enquiries against what converted before. Start simple. Source, questions asked, response speed, repeat contact. Test it honestly. Take last quarter's enquiries, score them as if they were new, and see whether the ones that converted rank near the top. If they do, your small sales team now knows where to spend the week. ## 3. Collections risk on instalment plans Pull the payment history for active plans. Look at what preceded the defaults you have already had. Late by a few days repeatedly, changed contact patterns, a missed instalment recovered slowly. Score current subscribers against those patterns and have somebody call the top of the list before the payment is missed rather than after. The conversation is far easier in that direction. ## The rule to write down first Which tools are approved, and a plain statement that buyer identity documents, payment records and subscriber lists do not go into anything the business does not control. This matters more in property than people assume. You collect identity documents and financial information from hundreds of individuals, often through administrative staff who have never had a data protection briefing. Under the Nigeria Data Protection Act that is regulated material, and BROAI here means somebody reformatting a subscriber list in a free chatbot and creating a breach while trying to be efficient.
